Wynn unveils 550-meter beachfront at Al Marjan Island resort ahead of delayed 2027 opening

Wynn Resorts has unveiled a 550-meter beachfront at its Wynn Al Marjan Island development in the UAE, marking the first public glimpse of the resort’s waterfront amenities as construction progresses toward a delayed September 2027 opening.

The company announced Tuesday that the beachfront is now complete, built around a sheltered lagoon designed for swimming and snorkeling. Submerged rock formations anchor either end of the shoreline, while offshore engineered reef structures have been installed to accelerate marine habitat development.

According to Wynn, early signs show coral and marine life are already colonizing the reef units. Osprey have also been spotted nesting nearby, which the company points to as evidence of positive ecological integration.

“The ambition was to create a shoreline where guests can escape, somewhere they can swim in calm, clear water and enjoy the beachfront in complete privacy,” said Max Tappeiner, president of Wynn Al Marjan Island.

Tappeiner described the project as Wynn Resorts’ first beachfront destination, saying it gives the company a chance to create something new for its portfolio where surroundings and service come together in a way only Wynn can deliver.

Construction delays push opening to September

Wynn Al Marjan Island was first announced in 2022, and the company received its commercial gaming license from the UAE’s General Commercial Gaming Regulatory Authority in October 2024, making it the first operator granted a land-based license in the country to date.

Wynn initially targeted a March 2027 opening. However, work was suspended briefly in February due to ongoing conflict in the Middle East, resuming in March after the company took steps to ensure employee safety and security.

The resort’s opening is now scheduled for September 2027, a six-month delay from the original timeframe.

In its second-quarter results, Wynn reported contributing $48.1 million to the development during the quarter. The company holds a 40% stake in the project.

Art and amenities

Beyond the beachfront, the resort will feature a gallery of fine art, including paintings, 17th-century tapestry, Victorian-era cut glass, and an 18th-century Buccleuch vase.

The Wynn Al Marjan Island integrated resort is being developed on Al Marjan Island in Ras Al Khaimah, one of the seven emirates that make up the UAE.
